I came into real estate because I love the moment a family walks into a house and just knows. The road there isn't always pretty. The questions every first-time and relocating buyer asks — answered honestly.

What does it cost to use a realtor when buying in Kansas City?

As a buyer, you typically pay nothing out of pocket to have your own realtor. The seller customarily offers a buyer's agent commission through the MLS. Since the August 2024 NAR settlement, compensation is negotiated in writing upfront — but in most Missouri transactions, sellers still cover buyer-side representation. I'll walk you through the exact terms before you sign anything.

How much do I need for a down payment in Missouri?

It depends on the loan type. FHA requires 3.5% down (minimum 580 credit score). Conventional loans can go as low as 3% for first-time buyers. VA and USDA loans offer 0% down for qualifying buyers. Missouri's MHDC First Place Loan can also layer on top to help with down payment and closing costs. On a $300k home, you're looking at roughly $10,500–$60,000 depending on the path. What's the difference between pre-approval and pre-qualification?

Pre-qualification is an informal estimate — no credit pull, no document review, not taken seriously by sellers. Pre-approval is a lender's verified commitment after reviewing your income, assets, and credit. Which Missouri suburbs are best for first-time buyers?

On the Missouri side, Liberty and Independence offer the best value for entry-level buyers — sub-$275k median, strong schools, and established neighborhoods. Lee's Summit is pricier but offers excellent long-term appreciation. Parkville is the character pick if you want river-bluff charm and Park Hill schools. It comes down to your commute, school priorities, and budget.

Do you work the Kansas side of the KC metro?

No — my license is Missouri only, so I don't cover Overland Park, Leawood, or other Kansas suburbs. I focus entirely on the Missouri side of the metro and know it well. If you're specifically looking at Kansas, I'm happy to refer you to a trusted KS agent so you get proper local representation.

What's the home-buying timeline in Kansas City?

From offer accepted to keys in hand, most KC closings take 30–45 days. The sequence: get pre-approved → search and tour → submit offer → accepted → inspection (7–10 days) → appraisal (1–2 weeks) → clear to close → closing day. The fastest part is often finding the house; the bottleneck is lender and title timelines. Budget 6–10 weeks from first conversation to closing if you're starting from scratch. Are home inspections required in Missouri?

Not legally required, but strongly recommended and nearly universal. Missouri is a buyer-beware state — sellers have limited disclosure obligations compared to some states, so the inspection is your primary protection. Lenders may require certain inspections (e.g., FHA appraisal covers some safety items). Waiving an inspection to win a bidding war is a significant risk. What is the MHDC First Place Loan?

The Missouri Housing Development Commission (MHDC) First Place Loan is a state-backed program that pairs a below-market 30-year fixed mortgage with a Cash Assistance Loan covering up to 4% of the loan amount for down payment and closing costs. It's forgivable after 10 years if you stay in the home. Income and purchase price limits apply — in the KC metro the limit is roughly $150k income and $349k purchase price for 2026.
