Willow Shriver, Realtor (referred to as "Willow," "I," "we," or "us") operates willowshriver.com and provides residential real estate services on the Missouri side of the Kansas City metropolitan area through Keller Williams Kansas City North. This Privacy Policy explains what information we collect about you, how we use it, who we share it with, and the choices you have. By using this site or contacting Willow, you agree to the practices described here.

01Who you're dealing with

Willow Shriver — REALTOR®, licensed in Missouri (License #2022005283, Active Salesperson, expires 2026-09-30).
Brokerage: Keller Williams Kansas City North · 310 NW Englewood Rd, Kansas City, MO 64118.
Service area: Missouri side of the Kansas City metro (Liberty, Lee's Summit, Parkville, Gladstone, Brookside, Waldo, Blue Springs, Independence, Northland, and surrounding Missouri communities). For Kansas-side real estate needs (Overland Park, Leawood, Olathe, etc.), Willow refers to a trusted Kansas-licensed partner agent.

Each Office is Independently Owned and Operated.

02What information we collect

Information you provide directly

• Contact details — name, email, phone, mailing address, neighborhoods of interest, moving timeline, and any free-text notes you share when you submit a form, send a message, book a call, or save Willow's digital business card.
• Real estate context — your stated buying/selling timeline, financing situation if you share it, neighborhoods you're considering, what stage of the process you're in.
• Communication content — the text of your emails, DMs, comments, SMS messages, and call notes.
• Booking information — when you book a 15-minute intro call through Calendly, the date/time of the meeting plus any answers you give to the booking form.

Information collected automatically

• Site analytics — aggregated, non-identifying metrics about how visitors use willowshriver.com: pages viewed, referring source, approximate region (city level, not precise location), browser type, device type, and session duration. We do not run third-party advertising trackers.
• Email engagement — when you subscribe to the email list, our email provider (Beehiiv) tracks whether emails are delivered, opened, and clicked. This is industry-standard email analytics.
• Server logs — Cloudflare (our hosting platform) records standard request logs including IP addresses, for security and abuse prevention.

Information from social platforms

If you comment on, like, follow, or send a direct message to Willow's Instagram (@realtorwillowshriver), Facebook ("Willow Shriver Realtor"), YouTube (@realtorwillowshriver), TikTok (@realtorwillowshriver), or LinkedIn profile, the public information you've made available on those platforms (name, handle, profile photo, the public content of your message) is visible to Willow and may be used to reply to you and follow up on real estate questions you've raised. The platforms themselves have their own privacy practices that govern that data — please review them on each platform.

03How we use your information

• To respond to your questions about Kansas City real estate, neighborhoods, the buying or selling process, or specific properties.
• To deliver content you requested — for example, the free Kansas City Relocation Guide, the monthly market update email, or follow-up information on a neighborhood you asked about.
• To send relevant educational content (market updates, neighborhood spotlights, buyer/seller tips) — only if you've opted into the email list.
• To schedule and conduct calls, showings, listing appointments, and offer/negotiation conversations.
• To prepare and execute real estate contracts and disclosures when you become a client.
• To comply with our obligations as a licensed Missouri real estate agent under Missouri Real Estate Commission (MREC) rules, the National Association of REALTORS® Code of Ethics, and Keller Williams franchise policies.
• To maintain reasonable records for our brokerage and for tax and legal purposes.
• To detect and prevent fraud, spam, and abuse.

04Who we share information with

We do not sell your personal information. We do not rent your personal information. We do not share your information for third-party advertising. The only parties who see your information are:

If a service provider changes (we switch CRMs, change email providers, etc.) we'll update this list. The categories of recipients won't change without a corresponding update here.

05How we use AI tools in the back office

To operate efficiently as a solo agent, Willow uses AI software to support — never replace — the parts of her work that can be reviewed before they go out:

• Educational video content. Some videos on Willow's YouTube and short-form channels use an AI-rendered avatar and voice clone based on Willow's own recorded image and voice. Every video is reviewed and approved by Willow before publishing. Platform AI-content disclosure toggles are enabled where applicable. This is informational content only — not advice about your specific property or transaction.
• Drafting written content. Social posts, blog journal entries, and email newsletters are drafted with AI assistance, then reviewed, edited, and approved by Willow before publishing.
• Drafting first-touch replies. When a comment or DM comes in, an AI tool drafts a suggested reply. Willow reviews and approves (or edits, or replaces) every reply before it is sent.
• Lead routing. Incoming contact information is automatically tagged in the CRM (for example, "out-of-state mover, 3-month timeline"). The tagging is mechanical; Willow handles every actual conversation.

AI tools do not read or generate transaction documents, contracts, disclosures, offers, counter-offers, or anything that would create legal obligations between you and Willow. Those are handled by Willow personally and reviewed by her supervising broker per Keller Williams policy. AI tools do not autonomously send messages from Willow's accounts; every outbound message in conversation with a real person requires Willow's approval gate.

06Cookies and similar technologies

willowshriver.com uses a small number of cookies:

• Necessary cookies — required for the site to function (preference storage, security tokens).
• Beehiiv subscribe form — sets a cookie if you submit the free guide signup form, to confirm your subscription.
• Cloudflare — security and bot-mitigation cookies.

We do not use third-party advertising cookies or cross-site retargeting pixels. We do not use Google Analytics or Meta Pixel on willowshriver.com.

07How long we keep your information

We keep your information for as long as needed to:

• Respond to your inquiry and follow up on real estate questions you've raised (typically up to 24 months after the last meaningful contact).
• Maintain transaction records for the period required by Missouri real estate law and IRS guidance — generally at least three years from the close of a transaction, often longer.
• Keep our email list current. You can unsubscribe at any time via the "unsubscribe" link in every email; doing so removes you from future sends.

Server logs at Cloudflare are retained per Cloudflare's standard retention policy. Email engagement data at Beehiiv is retained per Beehiiv's policy.

08Your rights and choices

You may at any time:

• Ask what we have on file about you. Email [email protected] with the subject line "Privacy request" and we will reply within 30 days.
• Ask us to correct inaccurate information. Send the correction to the same address.
• Ask us to delete your information. We will delete what we are not legally required to keep (e.g., closed-transaction records under MREC/IRS rules cannot be deleted, but pre-transaction lead records generally can).
• Unsubscribe from the email list. Click the unsubscribe link in any email, or reply asking to be removed.
• Stop receiving SMS / call follow-ups. Tell Willow directly (text, email, or call) and the follow-up cadence stops.
• Opt out of "sale" of personal information. We do not sell your information — there's nothing to opt out of, but this confirms our position.

California, Colorado, Connecticut, Virginia, Utah, and other state-privacy-law residents have additional specific rights (e.g., right to portability, right to know in machine-readable format). Email the address above with "[State name] privacy request" and we will honor those rights as required.

09Children

willowshriver.com and Willow's services are not directed to children under 16. We do not knowingly collect information from anyone under 16. If you believe a minor has provided information to us, contact [email protected] and we will delete it.

10Security

We use industry-standard security to protect your information: TLS/HTTPS on all site traffic, reputable service providers for storage (HubSpot, Beehiiv, Cloudflare), strong account authentication, and access limited to Willow and her brokerage as required. No method of internet transmission or electronic storage is 100% secure, so we cannot guarantee absolute security; we can guarantee that we treat your information with the care a small, professional, family-run real estate practice should.

11Third-party links

willowshriver.com and Willow's emails may link to third-party sites (MLS listings, KCRAR resources, mortgage calculators, neighborhood pages). Those sites have their own privacy policies; this one doesn't govern them.

12International users

Willow is a Missouri-based real estate agent. The services described on this site are for Missouri-side Kansas City real estate transactions. If you are accessing this site from outside the United States, your information may be transferred to and processed in the U.S. by our service providers.

13Changes to this policy

We may update this Privacy Policy from time to time — for example, when we add a new service provider, when a new state privacy law takes effect, or when Willow's brokerage updates a relevant policy. The "Last updated" date at the top of this page is the source of truth for the current version. Material changes will be announced at the top of willowshriver.com or via the email list if you've subscribed.
